Does the Perfect Mixed-Use Development Exist?

John Williams, Founder of SpaceInvader, at the Material Source Studio in Manchester, following the mixed-use development roundtable discussion.

That was the central question at last week’s Material Source roundtable in Manchester, and one we regularly explore at SpaceInvader through our work in urban regeneration, placemaking, and context-aware design.

Our founder, John Williams, joined a brilliant panel of industry leaders to unpack what really makes a mixed-use development work. From community-led thinking and socially sustainable design to the importance of adaptable, activated ground floors, one idea stood out:

“The best developments don’t just mix uses, they connect lives.”

The discussion, hosted by Material Source and expertly curated by David Smalley, focused on how truly successful mixed-use developments balance long-term vision with local character. It’s not just about blending residential, retail, office, and leisure, it’s about designing spaces that serve people, grow communities and adapt over time.

Who was at the table?

A huge thank you to our fellow panellists for such a rich and open exchange of ideas:

  • Catalina Ionita – Chapman Taylor

  • Phil Hepworth – AEW Architects

  • Ashley Taylor-Watts – Define Architects

  • Ellen Philcox – Euan Kellie Property Solutions

  • Ben Scandrett – Zentra Group plc
